The Group 100® Portfolio System is designed to provide complete portfolio management tools for both Investor/Owners of corporate real estate. This system provides a set of tools which audit current market conditions, environmental, obsolescence, code compliance, appraisal and finance issues. The aim of these audits is to maximize the economic value of each property in the investment portfolio.
Investors/Owners who choose to become members of the Group 100/Jim McDonald Web community can select from the following resources:
- Project Management: The Group 100® Project Resource Center facilitates the management of all types of projects related to real estate. Using this tool, the Investor/Owner can readily track active projects, such as design and construction activities and current negotiations, as well as passive projects such as the status of leased properties. The Project Resource Center will function as the repository of the Investor/Owner's real estate audits, value analyses and portfolio management.
- Market Conditions: Jim McDonald has fulfilled the role of market reporter for SIOR, providing the data and analysis for the San Fernando Valley and Valencia areas for SIOR's annual "Comparative Statistics" book published for all major U. S. markets. Click on "Membership" for access to this data as well as other current market information.
- Consumer Price Index Data: Jim McDonald has tracked all versions of the Consumer Price Index (Currently there are 8 versions applicable to each area of the U. S.), beginning with January, 1946. This overview provides year-to-year percentage comparisons and a long-term perspective.
- Financial Markets Data: Quick access to T-bill, Moody's, 11th District, Prime Rate & LIBOR data, including an overview beginning with 1/1/95
- Mortgage Loan Analysis: Using the templates provided, loan balances and interest paid or to be paid can be calculated. Various loan terms and conditions can be compared.
- Real Estate Audits: Jim McDonald offers this introductory service to an investor/owner wishing to assess its real estate assets. For example: What is the current market value of a specific property or portfolio? What forms of obsolescence are apparent in specific properties, and what would be the economic impact of curing these vs. leaving them unchanged?
- Portfolio Management/ Value Analysis: Using the templates of the Group 100® Portfolio System, an investor/owner can track all relevant data concerning its real estate assets, whether a single property or many. Given tax and other considerations, is it more advantageous to hold an asset as is, upgrade it in terms of current codes and architectural vocabulary, or liquidate it in favor of an alternative investment?
- Personal Portfolios: This password protected area contains the private information of each member of the Group 100/Jim McDonald Web community.
- Items of Interest: Selected articles, case studies and reference materials of interest to corporate and investor owners.
